Seattle Social Housing Developer (SSHD) is a public development authority that was created through the passage of I-135 in 2023. It is charged with building and acquiring high quality housing that is governed by its residents, permanently public, affordable and secure for people whose income level prices them out of traditional market-rate housing. – Seattle Social Housing

The boundary of the existing 1.55 acre park space was redistributed to create a central green spine connecting the neighborhood while saving significant trees. The proposed zoning steps down in height and density as the project works its way from the heavily trafficked corridor to the west to the existing single family homes to the east.
NC2 40 = 65.43 housing units per acre = 212 units possible
NC2 65 = 100 housing units per acre= 105 units possible
NR2 = 33.50 housing units per acre = 66 units possible

A current side road is converted to a woonerf, facilitating site circulation and accommodating garbage collection and underground parking access. This design maintains functionality while supporting pedestrian-friendly spaces. Additionally, strategically placed park nodes throughout the site encourage movement and host diverse activities, promoting vibrancy and community engagement.

The buildings are carefully oriented to respond to the existing neighborhood, ensuring harmony with surrounding structures and maintaining community character. This thoughtful arrangement creates a seamless transition between the project and its environment, enhancing visual appeal and fostering neighborhood integration.

The site features a diverse range of building typologies. Co-housing communities are situated along 62nd Avenue, while the central park spine smoothly transitions to medium-sized buildings of about four stories. Larger buildings along Sandpoint Way NE enhance density and provide opportunities for affordable housing, with potential ground-floor retail spaces that energize the street level and foster neighborhood activity.
